What We Do
If you're seeing damp walls, a musty smell, white mineral staining, or standing water after it rains, the underlying problem is almost always the same: water is finding a path through your foundation, and it will keep finding that path until it's addressed at the source. Fairfield Basement Waterproofing diagnoses the specific way water is entering your basement — hydrostatic pressure, a cracked foundation wall, a failed window well, or poor grading outside — and builds a system to stop it, rather than selling you a generic package.
Where We Work
We work throughout Fairfield, OH and the surrounding communities, including Hamilton, Middletown, Mason, West Chester, and two dozen other towns across Butler, Hamilton, and Warren Counties. See all the areas we serve →
A perimeter drain installed along the interior footing of your basement, tied into a sump pit and pump, that intercepts water before it ever reaches your floor. This is our most common fix for basements with consistent seepage or a high water table, and it's typically less disruptive and less expensive than excavating outside.
For foundations with more serious water intrusion, we excavate down to the footing, apply a waterproof membrane and drainage board to the exterior wall, and install exterior drain tile tied to daylight or a sump system. This is the most thorough fix available and addresses the problem from the outside in.
Cracks in poured concrete foundation walls are one of the most common leak points we find. We inject cracks with a polyurethane or epoxy sealant that expands to fill the void and flexes with the foundation, rather than a surface patch that fails the next time the wall moves. For a deeper look at crack types, carbon-fiber reinforcement and costs, see our Foundation Crack Repair page.
Window wells without proper drainage fill up during heavy rain and send water straight through the basement window. We install or repair window well drains tied into your interior or exterior drainage system so wells don't become their own water source.

Cost Planning
| Service | Typical cost range |
|---|---|
| Foundation crack injection | $300 – $1,000 per crack |
| Interior drainage system | $2,300 – $7,500 |
| Full exterior excavation & membrane | $8,000 – $15,000+ |
Ranges are typical for the Cincinnati area based on published industry cost guides; your written estimate reflects your specific basement.
Why It Matters
Left alone, basement moisture doesn't stay a cosmetic problem. Untreated water intrusion leads to mold growth, wood rot in floor joists and sill plates, damaged flooring and drywall, and lower resale value — many buyers' inspectors flag foundation moisture as a red flag that kills or delays a sale. A waterproofing system is an investment that protects the rest of your home, not just the basement itself.
How It Works

We inspect your basement in person, explain what we find, and give you a written price before any work starts — no surprise charges once the crew arrives.
Every job is performed by a licensed and insured crew, so you're covered from the first day of work.
Our waterproofing systems come with a written warranty that transfers to a new owner if you sell — a real selling point during a home inspection.
You'll work directly with the same small team from your first call through the final walkthrough — not a rotating cast from a national call center.
Most Fairfield basements are fixed from the inside: a perimeter drain and sump handle seepage at the floor-wall joint and a high water table for a fraction of the cost of excavating. Exterior waterproofing is the right call when water is coming through the face of the wall itself or a finished space can't be opened up. We'll tell you plainly which one yours is.
For an interior system we need the perimeter clear — roughly three feet along the walls we're working on. For a finished basement, we open the bottom section of drywall along those walls and restore it as part of the scope.
A properly installed drainage system is a permanent fix — the pump is the only moving part, and we talk about pump lifespan and battery backup on every install. The written warranty transfers to the next owner.
