Beneath the Floor
Damp, musty, or flooding under the house? We seal it, drain it, and dry it — and you stop heating the outdoors.
Why It Matters
About half the air on the first floor of a crawl-space home came up from underneath it. In Fairfield that means air that's been sitting over bare clay, wicking ground moisture all summer, and — after a wet spring — sometimes over standing water. The results show up upstairs as musty smells, cupped hardwood, high humidity the air conditioner can't beat, and higher bills, long before anyone crawls under to look. Fairfield Basement Waterproofing treats a crawl space the way we treat a basement: find where the water's coming from, get it out, then seal the space so it stays dry. Encapsulation isn't a plastic sheet on the dirt; it's a drainage plan, a sealed liner on the floor and walls, closed vents, and a dehumidifier sized for the space, in that order.
Where We Work
Crawl space encapsulation is available anywhere we waterproof basements. See all the areas we serve →
A heavy-duty vapor barrier sealed across the floor and up the foundation walls, seams taped, vents closed, and a dedicated crawl space dehumidifier — the complete system for a space that's been damp for years.
For spaces that take on actual water: a perimeter drain and sump pump under the liner so the encapsulation is sealing a dry space, not trapping a wet one. Battery backup available, same as our basement pumps.
For a crawl space that's dry but bare: a sealed liner on the floor and walls to stop ground moisture at the source. The right first step when the budget doesn't stretch to a dehumidifier yet.
Removing soaked insulation, old debris, and failed fiberglass batts before the liner goes in, so nothing under the house is holding moisture against the framing.

Cost Planning
| Job | Typical cost range |
|---|---|
| Vapor barrier only | $1,500 – $4,000 |
| Crawl space drainage + sump pump | $2,000 – $6,000 |
| Full encapsulation with dehumidifier | $5,000 – $15,000 |
Ranges are typical for the Cincinnati area based on published industry cost guides; crawl space size, how much water it takes on, and access all move the number, and your written estimate reflects your specific space.
Sealing a crawl space that still floods just hides the problem. We handle the drainage before the liner goes in, every time.
We crawl it, photograph it so you can see what we saw, and give you a written scope and price.
Every job is performed by a licensed, insured crew.
A lot of Fairfield homes have both. The same team that waterproofs the basement handles the crawl space, on one estimate.
How It Works
In Ohio's humid summers, open vents let warm, wet air in to condense on cold pipes and joists — the opposite of what they were meant to do. Once the space is sealed and drained, the vents get closed and the dehumidifier does the work. We don't close vents on an unsealed, undrained crawl space.
Almost always — the smell is the crawl space air. Sealing the ground, drying the space, and closing the vents removes the source; a dehumidifier holds it there.
Only if it takes on water. Plenty of Fairfield crawl spaces are damp but never wet, and a vapor barrier and dehumidifier are enough. If we find standing water or staining on the piers, the drainage goes in first — our sump pump page covers the pumps we install.
